Mission of the Town of Leland Zoning & Code Enforcement Department: Enhance and sustain the quality of life of citizens and the environment through effective, expeditious and equitable enforcement and compliance with building, zoning, land development, environmental and other codes and ordinances that protect public health, life safety, welfare and natural resources.
What is zoning, and why do we need it? Zoning is a set of rules which guide orderly growth and development. Those rules are necessary to ensure that land is used in a manner which benefits both the landowner and the community.
Zoning laws outline how land can be used. The basic categories are agricultural, residential, institutional, mixed-use, office, commercial, shopping center, and industrial. Zoning laws also determine the type of buildings allowed on the property, how tall they can be, how far they must be set back from the street and other development standards.
Zoning is based on land use policies which determine how land can be used in different parts of the town. Landowners and the public have considerable input when those policies are set, through public hearings and comments to the Development Services Department.
How do I know how my property is zoned? The Development Services Department provides zoning and many other types of information on individual parcels throughout the town.
